The final quarter of last year saw a slowing down of sales transactions through October and November but ended with a flurry of sales activity throughout December.

This has now become the norm for the past 4 years.

The festive period traditionally was the quietest time for estate agents but that all this has changed with buyers wanting to view and offer on property and seemingly putting Christmas on the back burner with sales being agreed right up to the big day!

Into the New Year and what a start it has been! Valuations, instructions and sales breaking all previous records.

Buyers are still very cautious and are determined to get a good deal so if you are selling, expect aggressive offers.

The key is not to be upset by the level of offer, leave it to your estate agent to negotiate hard and get the maximum offer from your buyer.

Then the negotiation starts on your onward purchase. Not many people are aware that a good estate agent will willingly negotiate on your behalf for your purchase and get the very best deal for you.

The more realistic the sellers are, the quicker the sale will be agreed. Occasionally a property will come to the market and receive an offer very quickly, the temptation is for the seller to wait a little longer to see if any better offers come along.

More often than not the buyer becomes frustrated/ impatient and finds another property, the sale is then lost.

Every offer must be seriously considered on its merits. For example: A cash purchaser who requires a quick sale is a far better option than a buyer involved in a long chain. The offer from the cash buyer may be a little lower but it may be worth taking the lower offer in order to move on swiftly and help secure the onward purchase.

We are seeing more and more sellers who cannot achieve the required amount for their property turning to the lettings market to enable them to move on.

These ‘accidental’ landlords need help and guidance throughout the whole process. The first step is to employ a dedicated lettings company with a solid track record.

Looking at an agents list of available properties usually gives an indication of the level of property they are capable of managing.

The lettings market is extremely strong at the moment and a good agent will swiftly find a tenant and manage the process professionally.

With a sales market that is increasingly busy and a very buoyant lettings market, sellers and landlords reason to be extremely optimistic in an industry that has been under pressure over recent years.
