Town boom prompts retail park plans

By Neil Gibson. GOOLE'S ongoing renaissance is a reason behind Timms' decision to turn their former mill site into a retail park.
Ron Brassington is a partner at Brassington Rowan, who are handling the Boothferry Road site for Timms' new company and site developer ETS Properties Ltd.
He told The Courier: "The Timms made the decision to re-develop the site themselves and hold o
nto it as an investment.
"Just because their previous business (Timm Grain Ltd) ran its course doesn't mean they shouldn't have any involvement in the town's future.
"They think the town is really going places with town centre improvements and things like the glass factory, and feel there will be a demand for good quality shops.
"That is why they see the retail park an exciting development for the town."
When the 150-year-old Timm family firm closed the Boothferry Road-based mill in April 2001 it caused uproar as 72 workers lost their jobs.
In May last year the Courier reported that the site had been earmarked for commercial development.
A planning application for the 40,000 square foot retail area should be submitted to county planners in the next few weeks.
This will incorporate the windmill, a listed building, in the site design.
Mr Brassington admits the actual form of the development depends on demand.
He said: "We are initially offering units of between 2,500 and 15,000 square foot.
"However if a client comes to us and wants the whole site we would look at that too as long as it fitted in with the strategy.
"We are very flexible and that is something we can use to our advantage."
According to Mr Brassington, everything is in place for this development to be a success.
"This is an excellent site, near to the town centre and already we have had enough interest to know that we will be able to move the development forward," he said.
"I don't want to pre-empt the planners but hopefully the town council will see it as a good thing.
"The Timms have great belief in the town and think there will be an influx of people when the M62 development gets going.
"It has proved difficult to bring big-name retailers to Goole in the past but we hope that will change."
